You can call our office number at 747.666.5713 24 hours, 7 days a week to log a maintenance request or emergency. You may also dial the direct number to our answering service at 844.262.6781.

If you smell gas, please call the gas company right away.

    To all Kinfolk tenants, please note that we are updating the Kinfolk Phone Line. With this update, we have hired a third party answering service that will log your maintenance and emergency requests directly into Buildium, 24/7. Please do not flush disinfecting wipes, “flushable” wipes, paper towels, cat litter, feminine products or other items, as it will result in clogged pipes and other plumbing issues that you will be financially responsible for.

  • Dear Kinfolk Resident,

    As the Holidays are upon us, please take a moment to look over the following reminders and updates:

    Fire and Electrical Hazards:

    Overloading Electrical Circuit / Outlets - plugging in and using several high energy appliances can overload the electrical circuit is a potential fire hazard. Always be aware of the amount of appliances you are using at one time throughout the unit. Similarly, plugging in too many appliances into one outlet can cause a surge, which can lead to fire. Surge protectors can help prevent this.

    Portable Heaters - DO NOT LEAVE YOUR HEATER PLUGGED IN UNATTENDED. Reacquaint yourself with the restrictions of your heater (do not place near flammable objects, do not leave one for x amount of time, etc)

    Tripping the Breaker - Please familiarize yourself with the placement of your electrical panel in the event that you trip your breaker. Reach out with any questions.

    Miscellaneous reminders:

    Electronic Locks - if your unit has an electronic lock, please be aware that if the lock is suddenly turning red and / or beeping when you enter the code, the battery may be low. Let Kinfolk know immediately if this happens. In the event that the battery runs out and you are unable to enter the apartment, you may use a 9 volt battery as a jumpstart in the interim before replacing the batteries. Reach out for clarification if necessary.

    Kinfolk will be minimally staffed over the holidays. As a result, we will be responding to time sensitive issues only. As always, please log all of your maintenance requests onto the Buildium Portal as they will be routed to all team members. Call the emergency number at (614) 460-5295 for any emergencies.

    Lockouts: Kinfolk Properties is not responsible for lockouts after hours or during holidays. If you lose your key or lock yourself out at these times, you will need to call a locksmith. Kinfolk recommends that you give a copy of a key to a trusted neighbor or nearby friend in case of a lock out.

    In home checks: If you are planning on leaving during the holidays, please ensure you turn off lights, heaters, appliances, etc. We also recommend checking your Smoke Alarm/ CO detector is in working order each month.

    Leaks: Contact Kinfolk immediately if you notice any leaks or toilets running constantly.
